Seal Mainte​nance

•  Cleaning is the first step towards keeping your stone, paver or concrete surfaces clean. If your grounds have a previous seal or product on them they will need to be stripped to ensure our products can work properly. WARNING:Please request a strip estimate if this applies to you as the seal will not adhere causing serious issues with your final result.

• Immediately* after cleaning we treat with our maintenance seal product which prevents growth from occurring by penetrating any porous material, and sealing any areas that can hold moisture.*No more than 2 days after initial cleaning

• From this point your concrete, pavers, or stone will stay free of mold or mildew indefinitely with our programs, guaranteed. This warranty DOES NOT apply to actual plant growth between pavers, stone or concrete. Re-sanding and chemical treatments are available as an add on service and are helpful for keeping plant growth at bay. However reoccurring. persistent growth may need more serious intervention such as removal of pavers and additional underlayment installed in severe cases.

• Submit a touch-up request anytime you see mold or mildew growth in at least 20% of the area. We will reach out to schedule a complementary visit to treat all areas necessary, if applicable. Each type of substrate accepts the product differently so its important to touch up as needed.

• Minimum plans protect against growth for up to 24 months, up to 20% re-growth in the last year.

• Never walk on a dirty pool deck again with our maintenance programs!!

To keep the average driveway or pool deck consistently free of growth, cleanings are recommended every 6 months. Extend the Life of Your Roof Tiles

Pressure washing & chemical cleaning are the only ways to achieve a clean substrate. Concrete, natural stone, and pavers have a typical life span depending on the regular wear and tear or foot traffic, construction and environmental factors such as proximity to a body of water, vegetation, etc. Using typical methods of cleaning WILL eventually deteriorate the integrity of your pavers, concrete  or stone no matter what way you do to prevent it. A PWP Seal Maintenance program eliminates the need for full blown  pressure or chemical cleanings and acts as a repellent and sunscreen for concrete or stone. This treatment fills in the porous material preventing mold or mildew growth and also prevents further erosion as a result of continuous pressure washing. Deterioration is substantially limited and chemical cleanings are no longer needed as often. Over time, pressure and chem cleanings erode away concrete and stone causing them to be more porous and in turn become dirtier in a shorter period of time. Yesss! We can seal your natural stone or pavers and it can last several years without ever needing a full blown cleaning! We highly recommend every cleaning is immediately followed by a seal and re-sanding if necessary. You can request an estimate here

What is a PWP Ground Seal Maintenance Program?

A PWP Ground Seal Maintenance Program is a service we provide immediately after cleaning a surface such as natural stone, pavers or concrete to protect against mold and mildew indefinitely with continued maintenance. Programs vary in length of warranty depending on what type of PWP Program you choose. Several factors such as geographic location, and environment like how close to a body of water the property is, the direction it faces, the vegetation surround the substrate, type of stone, etc. contribute to mold and mildew growth. Minimum Ground Programs start at 24 months and can last indefinitely with proper maintenance.

What is A Seal Treatment?

Seal Treatment is the application of Seal product. Water based seal is used on every PWP Maintenance Program/Package and is essential in keeping your pavers, roofs, concrete and stone clean at all times. How is Seal Applied?

Seal is applied immediately after a cleaning with a fine misting process that allows for optimal saturation. Sealant must be applied immediately after ground cleanings and within 30 days of a roof cleaning. You can get an estimate here.

Why do we sometimes need touch ups?

All substrates react differently to seal. The older the surface the more porous and worn it is - especially if it has been pressure washed and biocide softwashed repeatedly over the years. Sun damage also affects the condition of the concrete, stone or paver and its ability to fully saturate and hold the seal. Depending on the original condition of the substrate, some seals will require touch-ups for optimal, long-lasting results. This is why regular inspections should be done according to your service agreement or as needed based on the amount of growth occurring. You can request a touch up here.

How long will my seal last?

Depending on the original condition of the substrate, some seals can last 48 months without needing a touch up, while others will require touch-ups within the first 18 months for optimal, long-lasting results. How long does the ground sealing take to complete?

Depending on the size of your property , a seal can take anywhere from 2 hours to all day for large buildings or estates. Its important to understand the seal must be completed immediately after a cleaning, often a few hours later or the next day depending on how big your roof is.

How much will my paver Sealing cost?

While seal is substantially more expensive than a regular cleaning, it is important to remember that stone & paver sealing is an important investment designed to prolong the life of your current stone or pavers. We strive to offer competitive pricing while still providing a living wage for our employees here in Southwest Florida. Our pricing is contingent on several factors such as size, proximity to bodies of water, accessibility, height, steepness or pitch, color, material, whether you have gutters or not, and surrounding vegetation. How long does a regular ground cleaning last?

A cleaning can last anywhere from 3 to 6 months depending on several factors. When we send your estimate it will include the timeframe for your specific type of substrate. Most soft washed concrete t, stone or paver cleanings will last between 4 and 8 months. To extend the life of your pavers and stone, as well as the time between cleanings, we highly recommend immediately applying our seal following your cleaning. You can request an estimate  here.

What is substrate?

Substrate is the surface or material on or from which an organism lives, grows, or obtains its nourishments, in this case its whatever surface we are sealing. Concrete, Stone, Paver, Roof Tile are all considered substrate.

I have a white spots on my driveway, can I still seal it?

This is evidence of a poorly executed oil based seal. Most oil base seals require the substrate to be bone dry for optimal results. However, being in Southwest Florida, where the humidity is 80% and above year round, its hard to get optimal results and this creates the white splotchy areas on a substrate. Here at Powerwash Pros we only use our time tested, water based products, we can ensure your seals will look as if they are still raw substrate. In this situation the best option is paver restoration that includes stripping and reapplying a new seal. 

I have a failing previous seal, how can we fix it?

The only way to fix a bad seal is to completely strip it to its raw form and reapply our water based product. You can request an estimate
