Punta Gorda is a different kind of Southwest Florida town — a walkable historic grid, a working harbourfront, and canal neighbourhoods that open straight onto Charlotte Harbor. It is also one of the most exposed positions on this coast. Homes here take wind-driven rain off open water and sit in salt air with very little between them and the harbour.
On the ground in Punta Gorda
Charlotte Harbor is wide, shallow, and open, and the weather that crosses it arrives at Punta Gorda with nothing to break it up. Homes in Punta Gorda Isles and Burnt Store Isles sit on canals with direct harbour access, which is wonderful for boating and hard on exteriors — salt film builds on west- and south-facing elevations noticeably faster than it does a few miles inland.
The building stock is unusually mixed for the region. The historic district holds older homes with metal roofs and painted surfaces that need a genuinely gentle approach, while Deep Creek and the Burnt Store Marina area run to newer tile and shingle. Those are not the same job, and we do not quote them as though they were. Note that we clean metal roofs but do not seal them — metal roofs cannot be sealed, and anyone offering to is selling you something that will not work.
Much of Punta Gorda was rebuilt or re-roofed after Hurricane Charley and again after Ian. A newer roof is worth putting on a maintenance rhythm early, while it still looks new, rather than after growth has taken hold.

Yes, we clean metal roofs with a low-pressure soft wash. We do not seal them — metal roofs cannot be sealed. If someone offers to seal a metal roof, that is not a service worth buying. Cleaning, however, restores the finish and removes the streaking and organic growth.
Position. Punta Gorda sits on open water at Charlotte Harbor, so homes take wind-driven rain and salt-carrying air with little shelter. West- and south-facing elevations and canal-front properties in PGI and Burnt Store Isles typically show growth first.
Yes, and they get a different approach. Older painted surfaces, wood detail, and metal roofing need lower pressure and different solution strength than a newer tile roof in Deep Creek. We assess the surfaces before quoting rather than applying one method everywhere.
