Summer is the best time to clean and seal your pavers. It's our slower season, so scheduling is easy — and Southwest Florida's frequent summer rains help rinse and dilute our cleaning solution to protect surrounding landscaping. We work year-round, but summer is ideal.

Yes! We can seal your natural stone or pavers, and it can last several years without ever needing a full-blown cleaning. We highly recommend every cleaning is immediately followed by a seal — and re-sanding if necessary. You can request an estimate here.
What is a PWP Ground Seal Maintenance Program?
A PWP Ground Seal Maintenance Program is a service we provide immediately after cleaning a surface such as natural stone, pavers, or concrete to protect against mold and mildew indefinitely with continued maintenance. Programs vary in length of warranty depending on which PWP program you choose. Several factors — geographic location, how close the property is to a body of water, the direction it faces, the vegetation surrounding the substrate, the type of stone, and more — contribute to mold and mildew growth. Minimum Ground Programs start at 24 months and can last indefinitely with proper maintenance.
What is a seal treatment?
A seal treatment is the application of our seal product. Water-based seal is used on every PWP Maintenance Program and is essential to keeping your pavers, roofs, concrete, and stone clean at all times. How is seal applied?
Seal is applied immediately after a cleaning with a fine misting process that allows for optimal saturation. Sealant must be applied immediately after ground cleanings and within 30 days of a roof cleaning. You can get an estimate here.
Why do we sometimes need touch-ups?
All substrates react differently to seal. The older the surface, the more porous and worn it is — especially if it has been pressure washed and biocide soft washed repeatedly over the years. Sun damage also affects the condition of the concrete, stone, or paver and its ability to fully saturate and hold the seal. Depending on the original condition of the substrate, some seals will require touch-ups for optimal, long-lasting results. This is why regular inspections should be done according to your service agreement, or as needed based on the amount of growth occurring. You can request a touch-up here.
How long will my seal last?

Depending on the size of your property, a seal can take anywhere from 2 hours to all day for large buildings or estates. It's important to understand the seal must be completed immediately after a cleaning — often a few hours later or the next day, depending on how large the area is.
How much will my paver sealing cost?
While seal is substantially more expensive than a regular cleaning, it's important to remember that stone and paver sealing is an investment designed to prolong the life of your current stone or pavers. Pricing depends on several factors such as size, proximity to bodies of water, accessibility, height, steepness or pitch, color, material, and surrounding vegetation. How long does a regular ground cleaning last?
A cleaning can last anywhere from 3 to 6 months depending on several factors. When we send your estimate, it will include the timeframe for your specific type of substrate. Most soft-washed concrete, stone, or paver cleanings will last between 4 and 8 months. To extend the life of your pavers and stone — and the time between cleanings — we highly recommend immediately applying our seal following your cleaning. You can request an estimate here.
What is substrate?
Substrate is the surface or material on or from which an organism lives, grows, or obtains its nourishment — in this case, whatever surface we are sealing. Concrete, stone, pavers, and roof tile are all considered substrate.
I have white spots on my driveway — can I still seal it?
White spots are evidence of a poorly executed oil-based seal. Most oil-based seals require the substrate to be bone dry for optimal results. However, in Southwest Florida — where humidity is 80% and above year-round — it's hard to get optimal results, which creates these white, splotchy areas. At Powerwash Pros we only use our time-tested, water-based products, so we can ensure your seals look as if the substrate is still raw. In this situation, the best option is paver restoration, which includes stripping and reapplying a new seal.
I have a failing previous seal — how can we fix it?
The only way to fix a bad seal is to completely strip it to its raw form and reapply our water-based product. You can request an estimate here.
Do you offer a matte or wet-look finish?
Both. We offer a natural matte finish that keeps pavers looking untouched, and a wet-look (semi-gloss) finish that enriches color for a richer, high-end appearance. We'll help you choose based on your home and preference.
Does sealing stop weeds and ants between pavers?
Yes. We re-sand the joints with polymeric sand and lock it in place with the sealer, which sharply reduces weeds, ant hills, and joint washout while stabilizing the pavers. Re-sanding and weed control are available as add-ons to your maintenance program.
My pavers are faded or stained — do I need sealing or restoration?
If they're faded, stained, or have a cloudy haze from an old sealer, that's our Paver Restoration service — we strip, remove stains, and can re-color before sealing. If they're in good shape and just need protection, sealing is all you need.
