Summer is the best time to clean your roof. It's our slower season, so scheduling is easy — and Southwest Florida's frequent summer rains help rinse and dilute our soft-wash solution, adding extra protection for your surrounding landscaping. We clean year-round, but summer is ideal.
Those black streaks are most often Gloeocapsa magma — a hardy roof algae — along with mold, mildew, and lichen. They thrive in Southwest Florida's heat and humidity and feed on the limestone filler in shingles and the porous surface of tile. Our soft wash kills the growth at the root rather than just rinsing the surface.
No. We soft wash with low pressure and a cleaning solution — the method recommended for asphalt shingles and safe for tile. We never blast a delicate roof with high pressure that can crack tiles or strip the protective granules off shingles.
Most soft-washed roofs here stay clean for 18–24 months, and many homeowners clean every 2–3 years. Florida's humidity speeds regrowth, so adding a roof seal after cleaning extends the time between cleanings significantly.

Yes. We have our prep and rinse process down to a science to protect your landscaping. Homes with heavy foliage right against the cleaning zone may have a small added fee to conserve vegetation. In the rare event a plant is affected, we repair or replace it — grass excepted, as it typically bounces back.
Yes. Roofs built after 2005 are rated for category-5 winds and each tile has a 150–250 lb-per-square-inch breaking point. Our techs are required to weigh under 230 lbs and are trained to walk any roof correctly, and we take before-and-after photos of every roof. Tiles older than 2005 can rarely break and are handled case by case.
Yes! A roof seal can keep your roof clean for several years without a full cleaning. We highly recommend every roof cleaning be immediately followed by a roof seal.
